For owners and managers

Short-term rentals: systems ready for every guest.

For owners and managers of short-term rental flats: we step in between check-out and check-in and keep the systems in good order, so a fault doesn’t cost you a booking.

What we do

The safety devices the law requires

In Italy, every flat let as a short-term or holiday rental must have working detectors for combustible gas and carbon monoxide, and portable fire extinguishers that meet legal requirements (Decree-Law 145/2023, art. 13-ter(7) (opens in a new tab), converted by Law 191/2023; current text checked on 31 October 2026, in Italian).

For extinguishers the law also says where and how many: in accessible, visible positions, near the entrances and the higher-risk areas, one for every 200 square metres of floor or part of it, and at least one on each floor.

We install the gas and carbon monoxide detectors ourselves and check that they work. For extinguishers and their routine maintenance we work together with Unitalia (opens in a new tab), whose maintenance technicians are qualified.

What happens when you get in touch

I’m Daniele Lantieri, managing partner and technical lead at LantierImpianti. Here’s what happens after you call or send a message.

I speak fluent English. From the first call to the end of the job, we handle everything in English: site visit, quote, works, and explaining every document you receive.

  1. You’ll speak to me

I answer the phone myself. If I’m on site, I’ll call you back as soon as I can: before the evening or the next morning.

  2. Tell me what’s going on, in your own words

You don’t need the technical terms — that’s our job. Just tell me what you can see or what isn’t working. A photo helps if you have one.

  3. I tell you what I’d do

For a small job, we agree a day. For bigger work, I come and take a look and then send you a written quote. The site visit for a quote is free.

  4. You decide, in your own time

Calling or writing commits you to nothing. Take the time you need, and feel free to get other opinions.
